LandAuthority shows land, lots, farms and ranches listed with MyStateMLS brokers. Right now that is 7,818 listings across 51 states.

What this is not
It is not every parcel of land for sale in the United States. Land sold privately, listed with another MLS, or marketed only by a broker's own site will not appear here. Coverage is uneven by design: it follows where MyStateMLS brokers list. A state missing from the list below has no land on the market through this source at the moment, and we would rather show nothing than build a page that implies otherwise.
How often it updates
Listings are synced from the MyStateMLS feed every 30 minutes. This site reads that database directly rather than keeping its own copy, so a new listing appears within minutes of the sync, and a listing that is sold, withdrawn, expired or removed stops appearing at the same time. There is no separate catalogue here that could drift out of date.
We show listings that are currently active. Sold and pending records are not displayed.
What we verify
Nothing. Every fact on a listing page is what the listing agent entered, and we label it that way. Acreage, zoning, road access, utilities, water and boundaries all have to be confirmed with the county, the title company and a surveyor before you rely on them. Where a listing does not state something, we show it as unknown rather than leaving a blank that reads like a no.
We do not draw parcel boundaries. We hold no licensed parcel geometry, and a shape drawn from an APN or an acreage figure would be a guess presented as a survey.
Report a listing
If a listing is wrong, out of date, or should not be here, tell the listing broker shown on the page first: they control the record in MyStateMLS and a correction there reaches every site carrying it, including this one, at the next sync.
